The number of available rental apartments in Manhattan has been flat over the past week, standing at 11,949 marketed availabilities. While the current inventory is still historically high, it's a significant departure from autumn months where there were nearly 18,000 rentals actively marketed on the island.

Douglas Elliman's rental market report shows that record leasing activity continued into January with 6,255 new leases signed in Manhattan — a 58% increase compared to January 2019. Our listings show that the median rent has ticked up slightly over the past week, from $2,797/month to $2,800/month. The number of discounts per week has been slowly diminishing, though a large number of apartments still have months of concessions latched onto them.
