From December 30, 2025 - January 5, 2026, fewer than 150 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. The bulk of these were listings returning to the market with lower prices in the early days of January 2026, as is common practice in the wake of the holiday season.
Among them was Penthouse #3 at 527 Hudson Street, which represents the combination of two upper-level apartments in a prewar West Village co-op into a one-of-a-kind duplex. Philanthropist Joshua Rechnitz, who was behind the transformation of an abandoned Gowanus power station into multipurpose facility Powerhouse Arts, customized the two-bedroom apartment with such features as a powder room encased in wine bottles, a gemstone-lined bedroom, a metallic staircase designed to look like dinosaur bones, and a winding "tree staircase" leading to the private terrace.

As he dedicates more of his time to philanthropic endeavors in upstate New York, Mr. Rechnitz listed the penthouse for just under $6 million in October 2025. He removed it from the market in early December 2025 (millionaire philanthropists - they're just like us!) and it has just returned to the market for under $5 million. Between adjusting for inflation and accounting for the renovation, he is set to take a loss, having bought the apartments for a total of $4.5 million.

Further uptown, the townhouse at 313 West 102nd Street was also relisted. The limestone mansion dates back to 1872, and Elliott B. Roosevelt (brother to President Theodore Roosevelt and father to First Lady Eleanor Roosevelt) moved in shortly after completion. More than 100 years later, Chelsea Piers founder/former Texas Rangers owner Roland Betts bought the house for $150K, raised his family there, and entertained dignitaries like President George W. Bush in the house.
313 West 102nd Street has been on and off the market since November 2023, when Mr. Betts listed it for $9.5 million. The latest price reduction brings it down to below $8 million.
