
According to The Elliman Report, Manhattan listing inventory in Q4 2024 was down about 15% year-over-year as compared to Q4 2023. This was especially pronounced in certain sectors -- co-op inventory was down nearly 20%, and luxury listing inventory declined 18%, notable given its rise in previous years. Indeed, CityRealty shows fewer than 5,500 publicly listed units in Manhattan as of this writing.
It is against this backdrop that just over 150 condos, co-ops, condops, and townhouses in core New York areas experienced price reductions from February 11-17, 2025. These included 105 East 35th Street, one of the first houses to be built in what is now the Murray Hill Historic District. Attorney Henry H. Butterworth owned four plots stretching from 105-111 East 35th Street, and had four Anglo-Italianate-style houses built in 1853. By the 1880s, it was sold to Francis Key Pendleton, a grandson of “Star-Spangled Banner” lyricist Francis Scott Key and a prominent lawyer and judge in his own right. He and his second wife frequently entertained in the house (h/t Daytonian in Manhattan).

In the 1930s, the single-family house was converted to a multi-family building. During this time, the facade was covered in stucco and the house was adorned with sculptural plaques of cherubs and distinctive statuary. Such details were carefully preserved during a 2005 restoration by Joseph Pell Lombardi Architects, possibly in preparation for a sale: Public records show that the house sold for $4 million in early 2006. Nearly twenty years later, the house was listed for $5.2 million in January 2025. A price reduction brings it down to $5 million.
But while 105 East 35th Street is being marketing as an investment opportunity, Bravo host/producer Andy Cohen emphasized the livability of his West Village apartment when he put it on the market in September 2024: The listing notes that it is configured with three full bedrooms, a nanny's suite, and a home office with en suite bath. The massive four-bedroom home is the result of a custom renovation, and was featured in multiple design magazines, but might have been a little too niche: Nearly six months after listing it for $14 million, a price reduction brings it down to $12,000,000.
