When the triplex penthouse at the top of Central Park Tower came on the market for a jaw-dropping $250,000,000 in September 2022, developer Gary Barnett sought to justify the price by pointing out its unobstructed views, a private terrace, and comparable sales at other Billionaires' Row buildings. But almost exactly one year later, the price was reduced by $55 million to bring it down to $195,000,000. It was one of 172 New York City apartment and townhouse listings that experienced price reductions from September 13-19, 2023.

While the Central Park Tower penthouse's price cut puts it out of the running to dethrone Ken Griffin's $238 million apartment at 220 Central Park South as the most expensive home in America, it nevertheless only remains approachable to members of "the nine-figure club," as listing agent Ryan Serhant dubbed its target market. However, as the following listings show, other price cuts have opened up the units to a wider class of potential buyers.
