From April 18-24, a total of 323 sales were recorded in Manhattan, coming to an aggregate total of $523,901,376. The 161 condo sales came to a median price of $1.355 million, or $1,336 per square foot. The 161 co-op sales came to a median price of $780. This was the biggest week in sales since mid-March 2020, roughly around the time the city shut down because of the coronavirus pandemic.

The top sale of the past week took place at 161 Hudson Street, a warehouse-turned-luxury condominium. The five-bedroom penthouse has triple exposures, protected views, industrial details, landscaped terraces, and a sales price of $13,000,002. The Real Deal notes that it once belonged to Jon Stewart; the comedian sold it for $17.5 million in 2014.

Coming in closely behind was Apartment 11 at 1010 Park Avenue, the Landmarks-approved boutique condominium that rose on the former site of the Park Avenue Christian Church rectory. The $12,406,313 sale took place during a robust sales period; four sales took place in the first quarter of 2021, two units entered contract in April, and the one remaining unit in this boutique building is a duplex penthouse listed for $34,995,000.

From April 19-25, a whopping 56 luxury contracts (priced at $4 million and up) were signed in Manhattan. This continues the streak of 30 or more luxury contracts and came to a total asking price sales volume of $457,653,000.

According to Olshan Realty's market report, condos outsold co-ops 44 to 9 last week. Notable condo contracts included a $25 million asking price at Four Seasons Private Residences PH82 (one of the last sponsor units in the building), a full-floor home at 200 Amsterdam, and a duplex with private terrace and pool at 565 Broome Soho. This Hudson Square tower is Pritzker Prize laureate Renzo Piano's first residential project in New York City, but not the last - renderings were revealed for his design for a five-story gallery with condos on top at 540 West 21st Street.

But for all the flashy new condo construction, listings in landmarked prewar buildings remain a powerful draw. A duplex co-op in The Beresford, an Emery Roth-designed cooperative with an asking price of $19.5 million is proof of that. The buyer has not been identified, but they might have been drawn to both its prestigious address and rich history. The New York Times reports that stage actress Phyllis Newman prepared for her Broadway roles there, lyricist Adolph Green worked on his songs there (his standards include the On the Town version of "New York, New York," "Just in Time," and "The Party's Over"), and the couple entertained such luminaries as Lauren Bacall, Groucho Marx, Leonard Bernstein, Stephen Sondheim, Jule Styne, and neighbors Glenn Close and Isaac Stern. Following Ms. Newman's death in September 2019 (Mr. Green passed in 2002), the apartment became available for the first time in 60 years.
