Construction Begins on Extell's Pair of Affordable Buildings along Yorkville's Second Avenue

Yorkville's Second Avenue has been ravaged by the construction of the Second Avenue line for nearly a decade. The light at the end of the tunnel is near, however. Work on the first $4.45 billion phase of the project is scheduled to end early next year, bringing service to the subway starved corner of Manhattan. Just in time for the avenue's forthcoming revival, Extell Development Company is ramping up construction on a pair of affordable housing buildings at the corner of Second and 92nd Street. Designed by Curtis + Ginsberg Architects (C+GA), the 11-story and 6-story buildings will host a combined 25 below-market-rate units and ground floor commercial space.
The site of the project, 1766-1768 Second Avenue, is just two blocks south of an entrance to the line's 96th Street station. Extell purchased the property, which previously hosted a charming tenement structure, for nearly $14 million in the summer of 2014, according to city records. C+GA's project page explains that the pair of buildings will host large family-sized apartments and will have community programming space within their bases. The facades will be clad in red brick with alternating infill details, designed to complement the built pattern of the neighborhood.

George Arzt, a spokesman for Extell told DNAinfo in 2015 that the project will yield coveted air rights that can be transferred to another site within the community district. He further noted that the buildings will include a roof deck, bike room and laundry room, along with 21 two-bedrooms that are about 830 square feet each, and four three-bedrooms that are about 1,195 square feet each.
Extell has been fairly busy developing projects in Yorkvlle as of late. The Gary Barnett-led firm is currently hashing out plans for the former site of a Gristedes grocery store on 86th Street near First Avenue, and is also building a 30-story condominium, named the Kent, at 200 East 95th Street and Third Avenue.
