Last week, Related Companies officially launched sales at the first residential building to come to the Hudson Yards mega-development. Situated at 501 West 30th Street, 15 Hudson Yards, an 88-story, curvaceous glass tower designed by Diller Scofidio + Renfro and Rockwell Group, now hosts 285 one- to four-bedroom condominiums, each with access to panoramic views and a sky-high amenity package. The tower also hosts 106 apartments that have been designated as affordable, and a housting lottery for qualified applicants is forthcoming. Construction at the site began in March, and the tower continues to steadily rise.

Inside, layouts will feature one of five different residence types. Plaza Residences will range from one- to three-bedroom layouts and feature floor-to-ceiling windows that yield views of the High Line and the Public Square and Gardens. Loft Residences will each host two bedrooms, 10-foot-10 ceilings, and expansive living spaces. The Panorama Residences will span one- to four-bedrooms and feature breathtaking southern views of the Hudson River, Statue of Liberty, and World Trade Center. With only four residences per floor, the three- and four-bedroom Penthouse Residences will be both private and spacious. Finally, the Duplex Upper Penthouses, situated on the 88th floor, will each occupy one of the tower’s lobes and feature over 5,000 square feet of living space, curvaceous floor-to-ceiling windows, double-height ceilings, and 270-degree panoramic views.
Moreover, each apartment is further finished with one of two personalized interior design schemes, tonal or contrast. The elegant and bright tonal design will feature polished Italian Michelangelo marble kitchen countertops and islands, oxidized dove-dyed oak kitchen cabinetry with champagne-colored metal accents, and master baths with floating stone vanities and polished Estremoz stone walls. The darker contrast design will host oak kitchen cabinetry in dark, black-ink stain with bronze-colored metal accents, polished Italian Grigio Tambiserra marble kitchen countertops and islands, and master baths with floating stone vanities and Blue De Savoie stone walls.
15 Hudson Yards has been designed to achieve LEED Gold certification, and therefore each home features the latest sustainability advances. Residences include ducted fresh air with four points of filtration each, Lutron home automatic, and a grey water recycling system that utilizes storm water runoff to support cooling and irrigation.
Upon completion, the tower will soar over 900 feet tall and feature a distinctive silhouette that will gradually taper into a “quatre leaf” shape to maximize the 360-degree panoramic views. The tower is rising just next to Hudson Yard’s anticipated cultural arts center, the "Culture Shed". The Shed will serve as an innovative home for the creative industries, welcome activities spanning from visual art and design to media and performance, and invite both local and international organizations. Upon expected completion in 2019, the Shed will host 170,000 square feet and a translucent retractable shell that will enable it to expand over an adjacent plaza. Ultimately, the institution will serve as New York’s new host for Fashion Week, the Tribeca Film Festival, and many other art exhibits, Ted Talks, and product openings.
Along with the unparalleled access to art, culture, shopping, dining, and green space that life inside 28-acre mega-development will offer residents at 15 Hudson Yards, they will also have access to a luxury amenity package. The tower will host a 24-hour concierge, an Equinox fitness center, an on-site parking garage with a valet, and pet-friendly services. Related just yesterday released renderings of the tower's gorgeous pool, private dining room, and fitness center, pictured below. Jeff Blau, CEO and partner at Related Companies, has simply dubbed the sales launch at 15 Hudson Yards as an introduction into “an unprecedented lifestyle offering that redefines what it means to live in New York City."
In this vein, the condominiums do not come cheap, and prices range from $2 million to $30 million. There are currently 545 other condominiums for sale in Midtown West, at a median price of $2.2 million, or $2,209 per square foot. The average closing price for a condominium in September was $1,818 per square foot, up from $1,761 per square foot last September.
