Morris Adjmi Shares New Renderings of Their Latest Ladies Mile Building

On a former through-block parking lot in the timeless Ladies Mile Historic District of Flatiron, Morris Adjmi has crafted another contextual gem. The two-winged, 18-floor development is being pushed upward by Manhattan-based Friedland Properties, and its design from MA Architects was approved by the Landmarks Preservation Commission in 2013. Praised for its compatibility with its surrounding historic district by using modern architectural language, the design is composed of deeply inset windows within a stone facade at the base and a grid of terra cotta above.
The two connected buildings share a ground-floor lobby but are separated by a courtyard above. Each of the two buildings feature slightly adjusted fenestration patterns that differ in dimenion. The northern West 22nd Street building will also be topped with a zinc cornice.

Inside will be 288 apartments, of which 20% are earmarked for low-income tenants. Yesterday, 6sqft announced that the housing lottery has commenced on the building's 58 affordable units. Leasing will begin for the market-rate apartment closer to the end of the year. Amenities are to include a 24-hour doorman, landscaped garden, roof terrace, game room, fitness center and virtual golf, media lounge and video game room. At the ground level there will be 8,000 square-feet of retail space and for an additional fee there’s a 200-car underground parking garage available to residents.
