A new 36-unit apartment building is rising along a tree-lined block within the southern extents of Washington Heights. Situated between Broadway and Amsterdam avenues at 531 West 159th Street, the 7-story building replaces a through-block parking lot that developers Heritage Real Estate Partners purchased in 2014 for $3.3 million. The architect of record is EDI International, a newcomer to the city's design world. The team has another project that is both similar in appearance and scale a few blocks to the southeast at 306 West 142nd Street.

Construction of the load-bearing and precast concrete plank structure has already reached the second level. Permits approved in November of last year detail the total construction area will be 37,651 square feet and rise 68-feet in height to the top of its uppermost occupable floor. The first floor will hold a community facility, the residential lobby, a residents' recreational terrace and a sole apartment. The next five floors above will host six apartments per floor, and the seventh level will have five units. Two of the uppermost units will include private terraces.
Jeremy Markowitz's Heritage Real Estate appears bullish about the Upper Manhattan residential market with at least two other projects underway. The mirror-image of this development at 142nd Street will also contain 36 units, and a 23-story tower at 1399 Park Avenue will bring 72 condos to East Harlem.
