In late May 2025, the Empire State Development board of directors unanimously voted to approve the residential conversion of the office building at 5 Times Square. The project will yield as many as 1,250 new housing units, with a quarter set aside as affordable. Construction is expected to begin at the end of 2025, with the first phase estimated for completion in 2027.
In January 2026, alteration permits were filed to convert the office building at 592 Seventh Avenue (also known as 5 Times Square) to a 1,224-unit residential building. Apollo Global Management, RXR, and SL Green plan to convert the iconic 5 Times Square office building into a mixed-use development with 942 residential units, retail, and office space. Designed by Gensler, the ambitious project taps into Midtown's growing trend of office-to-residential conversions, fueled by tax incentives requiring affordable housing. The transformation of the 20-year-old office tower will be one of the largest conversions in the city and will bring rare apartments to Times Square.
