Avalon Morningside Park is a 20 story rental at 1 Morningside Drive, facing Morningside Park from the southeast corner of the Cathedral Church of St. John the Divine site. Developed by AvalonBay in 2008, it contains 295 apartments, a portion of which are designated as income restricted affordable housing.
Schuman Lichtenstein Claman & Efron and Kliment Halsband Architects designed the tower in consultation with the Landmarks Preservation Commission and the Cathedral's trustees. Warm brick relates to the Cathedral Close, while a faceted metal and glass wall, stepped massing, and irregular window grid orient the building toward the park. The project was developed under a 99 year ground lease from the Cathedral, and its two story lobby and lounge open to a landscaped garden.
The apartments use open kitchens and combined living and dining rooms, and several floor plans introduce angled kitchens or window walls that follow the tower's geometry. In-unit laundry and walk-in closets are recurring interior features. Penthouses cap the building, terraces and balconies punctuate portions of the façade, and the tower's position opens views over Morningside Park, the Cathedral, and the Columbia University neighborhood.
The building has a full time doorman, concierge, live-in superintendent, package service, and a full service garage with valet parking. A fitness center with a yoga room is joined by a resident lounge, game room, children's playroom, bicycle storage, and landscaped outdoor space. The property is smoke free and offers flexible lease terms.

This "modern luxury" high-rise near Morningside Park earns praise for its "prime location" adjacent to "three major parks" and multiple subway lines. The "immaculately maintained" building offers "spacious" units with "high-end appliances" and "breathtaking views" of St. John the Divine. Residents applaud the "super responsive" maintenance team and "friendly" door staff, though service quality can be "inconsistent." "Contemporary amenities" include in-unit washer/dryers and a "basic but convenient" gym. While some grumble about "construction noise" and "basic finishes," most agree it's a "well-run" building with a "warm community feel" that's particularly appealing to "Columbia students and families."
