Carmel Place is a nine story rental building in Murray Hill at 335 East 27th Street, completed in 2016 with 55 micro apartments ranging from 260 to 360 square feet. Its design emerged from New York City’s adAPT micro apartment competition, and the modular residences were manufactured at the Brooklyn Navy Yard before being assembled on site.
Designed by Narchitects, led by Eric Bunge and Mimi Hoang, Carmel Place was developed by Monadnock Development LLC and Actors Fund Housing Development Corporation. Twenty two apartments are designated as affordable housing. The building’s stepped massing and modular construction are paired with shared spaces, including kitchenettes on each floor and communal lounges.
Apartments have nearly 10 foot ceilings, eight foot sliding windows, wheelchair accessible bathrooms, and Juliet balconies with glass guardrails. The compact layouts use fold down tables, pull out pantries, full size refrigerators, and overhead loft storage, with individual apartments measuring 260 to 360 square feet.
Resident amenities include a fitness center, lounge, game room, laundry room, bike room, storage, garden, courtyard, and rooftop terrace. Some apartments also have private terraces in addition to the Juliet balconies.
