Micro-Apartments at Carmel Place Starting from $2,562 and Offering a Month Free

For you minimalist gurus who also relish on-site amenities, there is a now a building for you. Earlier this year, leasing kicked off for the city’s first micro-housing development, Carmel Place (formerly known as My Micro NY) at 335 East 27th Street. Developed by Monadnock Development and designed by nARCHITECTS, the newly finished no-fee building is a prototype meant to test compact and efficient living arrangements within the city’s tight housing market, as well as accommodate the city’s growing population of one- and two-person households.

The leasing team led by Citi-Habitats is offering one month free on all 12-month leases. There are currently seven micro-studios available ranging from 265 to 360 square feet. Though the units are nearly half the size of typical studio apartments, monthly rents are not analogously micro with current asking prices ranging from $2,570 to $2,920 per month. That’s an average of $110 per square foot, significantly more than $83 per square foot median studio price in Murray Hill and $60 per square foot in Gramercy.

The 120-foot tall, 9-floor structure hosts 55 studios, 22 of which are earmarked as affordable; more than 60,000 micro-hopefuls applied to the housing lottery last fall. Each modular studio residence was pre-fabricated in the Brooklyn Navy Yard, and assembled on site by Capsys. Sunlight-bathed homes are outfitted with 8-foot windows and nearly 10-foot ceilings. Juliette balconies, full-depth closets and creative storage solutions take advantage of every available inch. Kitchens feature custom Italian cabinetry, stainless steel appliances, Hansgrohe fixtures, a fold-down table/counter, full-height pull-out pantry, a range, and an 18-inch dishwasher.

To mitigate the high rents, occupants are benefited by an all-inclusive package of amenities and services curated and managed by Ollie. Residences are provided wi-fi, cable, weekly housekeeping service by Hello Alfred, and a Magnises card allowing members to tap into exclusive social events and venues across the city. At an additional cost, a number of suites will offer a full furniture and accessories package for true turn-key living. Other building amenities include a fitness center designed by The Wright Fit, a game and multimedia entertainment lounge, an outdoor roof terrace with grills and an adjoining indoor lounge, laundry room, tenant’s storage, bike room, and a private courtyard.
Carmel Place is the winning entry from the adAPT NYC competition sponsored by the NYC Department of Housing Preservation & Development (HPD). The building is aiming for LEED Silver accreditation and is currently the tallest modular building in the city until the construction of Forest City’s 461 Dean Street wraps up.
