Ice House Condominiums occupies a former ice storage building constructed in 1925 at 354 Broome Street. The six story, 37 unit condominium has a two story limestone base, red brick façade, and corner quoins. Richard H. Lewis designed a 1998 expansion for Kathy Ruttenberg of Wittenberg Estates; a 2011 renovation and a 2012 expansion by Ruth Eng for Norman Lan Kee followed.
Apartments commonly retain high ceilings, exposed brick, original columns, and wood beams. Open loft plans and duplex configurations recur, with several duplexes placing sleeping space on a mezzanine above a double-height living area. Oversized windows are characteristic of these larger layouts, while the penthouses have skylights.
The building has a 24 hour doorman, live-in superintendent, central air conditioning, resident storage, bicycle storage, and laundry facilities on every floor; in-unit washer and dryers are also permitted. Shared outdoor space consists of a landscaped courtyard garden and a roof terrace. Pets are permitted.
The Ice House is on the northeast corner of Broome and Elizabeth Streets in Nolita, with Little Italy immediately west and the Bowery one block east. Soho begins several blocks to the west, while Sara D. Roosevelt Park lies a few blocks east along Chrystie Street.
