Overview of 775 Park Avenue

775 Park Avenue is a 14 story, 47 residence cooperative completed in 1927, occupying the full Park Avenue blockfront from East 72nd to East 73rd Street. Designed by Rosario Candela, its residences include four maisonettes with private Park Avenue entrances and several multi level penthouses.

Developed by Michael E. Paterno, the Italian Renaissance style building has red brick elevations above a two story limestone base. Quoins, bandcourses, window pediments and balustrades articulate the façade, while a cornice and tall chimneys define the roofline; the main canopied entrance and sidewalk landscaping face East 72nd Street.

Apartments commonly center on broad entrance galleries, with formal rooms arranged along Park Avenue and private rooms set apart from entertaining spaces. Ceilings range from 10 feet 4 inches to 13 feet, and many residences have multiple wood burning fireplaces, windowed kitchens and staff rooms. Duplex plans use internal staircases to separate the bedroom and entertaining levels, while Apartment 12C is a triplex linked by a curved grand staircase, with two terraces on its uppermost level.

The building has a 24 hour doorman, concierge, fitness room and private basement storage, and pets are permitted. Central Park is three avenue blocks west at Fifth Avenue, and the 6 train stops at 68th Street Hunter College on Lexington Avenue.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
