25 Mercer Street combines two historic low rise buildings dating to 1867 into five exclusive condominium residences in the heart of the SoHo Cast Iron Historic District. Developer Global Design Strategies, led by Michael Kirchmann (formerly of Skidmore, Owings & Merrill), partnered with Fogarty Finger on interior design to complete the conversion in 2016. The project balances meticulously restored cast iron columns, exposed beams, and original architectural details with contemporary luxury finishes and smart home technology.
The five residences range from lofts to a townhouse to a penthouse, with layouts spanning 2,900 to 4,805 square feet. Common features include high ceilings (11 to 13 feet), wide plank white oak floors, fireplaces, marble and natural stone throughout, and keyed elevator access. Kitchens are outfitted with Gaggenau appliances, marble islands, and custom cabinetry, while bathrooms feature Vola and Dornbracht faucets, Toto toilets, heated floors, and book matched marble. Most units include private outdoor space, from intimate terraces to expansive rooftop areas.
The penthouse is particularly notable, occupying the top two floors and roof with 4,350 square feet of interior space and 2,620 square feet of outdoor terraces. It features 13 foot ceilings, a dramatic glass staircase, a glass enclosed wine room, and a primary suite with media room and two custom dressing rooms. The rooftop level is dedicated entirely to dual terraces with an outdoor kitchen, fireplace, outdoor television, and 360 degree views of downtown Manhattan. The building offers a 24/7 virtual doorman and full smart home integration controllable via mobile devices.
