52 Lispenard Street is a seven-story, seven-unit boutique condominium created through the innovative combination of two historic buildings at 52 and 54 Lispenard Street by developer Murat Bugdaycay. Located in the TriBeCa East Historic District, the project required approval from the New York City Landmarks Preservation Commission after an initial demolition proposal was rejected. The commission ultimately approved Studio F Design's plan to add three stories to the shorter building (which had previously lost three floors in a fire), calling it "a worthy riff on cast iron." The restoration preserved the original cast-iron façade of 54 Lispenard while applying heavy gauge steel over stucco for the 52 Lispenard enlargement.
The building's architectural details showcase a thoughtful blend of historic preservation and modern design. The 50-foot-wide structure features setback penthouses with distinct materials—zinc and stucco for 54 Lispenard and darker stucco for 52 Lispenard. Notable design elements include arched windows on the second floor at 52 Lispenard, new storefronts with vaulted lights for both buildings, and setback windows within sloping metal panels. The building, dating to circa 1866, sits in what's described as the burgeoning gallery district of North TriBeCa, just half a mile from the 500-acre Hudson River Park.
Residences at 52 Lispenard are characterized by exceptional scale and luxury finishes. Full-floor apartments dominate the building, with Unit 4 offering 3,341 square feet across 3-4 bedrooms and 4.5 bathrooms, featuring a 33-foot-wide great room and 91-square-foot balcony. Unit 2 presents a unique triplex maisonette configuration spanning 2,518 square feet with two bedrooms, two-and-a-half baths, and soaring ceilings up to 17 feet. The building also includes a notable unit with 3,804 square feet, four bedrooms, an 11-foot-11-inch ceiling height, and a dramatic 25-foot-long skylight.
Interior appointments reflect high-end residential standards throughout the building. Common features include 8-inch Italian white oak plank floors, fireplaces by Hearth Cabinet, solid wood lacquered doors, and LED lighting systems. Kitchens are equipped with Gaggenau appliances and Bianco Borealist marble countertops and backsplashes, while bathrooms feature imported Italian marble, Hansgrohe fittings, and luxury fixtures including Zuma soaking tubs and Toto water closets. Smart home technology is integrated throughout, with pre-wired Control 4 systems managing audio/video, lighting, and motorized window treatments.
Building amenities focus on privacy and convenience with a part-time doorman seven days a week, video intercom system, and key fob-locked elevator access shared among just the seven residences. Unique conveniences include garbage and recycling chutes within individual units and package delivery via private elevator. The building maintains extremely low monthly charges and benefits from a full-time on-call superintendent, while residents enjoy the tranquil setting of lightly traveled Lispenard Street with easy access to major subway lines and SoHo shopping.
