65 Franklin Street is a planned 24 story condominium in Tribeca, designed by Hamish Whitefield Architects and developed by Sky Equity Group LLC. The project is expected to contain 106 residences when completed in 2028.
Plans call for an attended lobby, pool, fitness center, children’s playroom, lounge, and rooftop terrace. On-site parking, resident storage, a bike room, and a laundry room are also planned, while the residential program incorporates central air conditioning and private terraces and balconies. Pets will be permitted.
The Franklin Street station for the 1 train is steps away. Farther south, the Canal Street station complexes serve the 6, J/Z, and N/Q/R/W trains, while Tribeca’s restaurants, cafes, galleries, and boutiques line the surrounding streets.

Forthcoming Tribeca condominium 65 Franklin Street has risen above grade. The 24-story, 106-unit project is being developed by Sky Equity Group, and renderings by COOKFOX Architects show a light-colored brick facade with arched windows and private loggias on the uppermost levels. Amenities will include a port-cochere entrance and swimming pool. A sales launch is anticipated for next year.
In late December 2025, developer Rabsky Group filed a proposal with the Department of City Planning seeking to build a 24-story, 106-unit mixed-use project at 65 Franklin Street, up from the 20 stories and 89 units previously proposed. It will feature retail space on the first two floors, residential units on top, and 24 parking spaces.
In September 2025, an entity linked to developer Rabsky Group purchased 358 Broadway, which is also addressed as 59 Franklin Street, from Bonjour Capital for about $47.5 million. The purchase comes a few months after it purchased the adjacent site, and will be part of the assemblage for a new condo project.

Previous owner HAP Investments once planned an 89-unit mixed-use condo for the site, but Rabsky is said to be planning a larger project.
In February 2025, a vacant site on the corner of Franklin Street and Broadway sold to Rabsky Group for $58 million. The sale does not appear to include nearby razed buildings at Franklin Street and 358 Broadway.
In February 2025, developer HAP Investments sold a vacant lot at 360 Broadway (also known as 65 Franklin Street) to Rabsky Group for about $58 million. A 19-story condominium with 41 units, health and wellness amenties, and retail space was originally planned for the site, but the project never got off the ground.
