85 Walker Street is a five story cooperative in Tribeca housed in a cast iron building dating to 1868. The three apartment building has a walk up entrance, an intercom, and a history tied to the neighborhood’s former artist loft culture: its upper loft was home to three generations of New York artists and had not changed hands since 1969.
The building’s most distinctive space is a top floor duplex occupying the entire fourth and fifth floors. Each floor measures approximately 2,250 square feet, with 25 by 87 foot floorplates; the fifth floor has a large cutout beneath a skylight, creating an open to below volume with ceilings rising to 27 feet and reaching 30 feet beneath the skylight. Exposed 13 inch joists and beams remain visible, while the space is configured as a raw shell for redevelopment.
A common rooftop sits above the loft, and the building has a new boiler, no underlying mortgage, and no violations. 85 Walker Street is on Walker Street at the edge of the Tribeca East Historic District, next to 83 Walker Street, designed by Morris Adjmi, with a boutique hotel planned across the street.
