Plaza 400 is a 40 stories, white glove cooperative with 17 units per floor and many has been combined. It is considered one of the 10 finest cooperatives in New York and is financially solid. No subleasing and no pets. Beautiful appointed entrance with a water fountain, a lobby with a magnificent 1840`s chandelier that was from an Indian Palace. The floor corridors are beautifully appointed and the elevators are used for passengers only. White glove service with a doorman, concierge, and a mail room with its staff. The package room receives all your deliveries through the entrance on 55th street which is also served by a security guard. Deliveries to apartments of food is only accepted and delivered by the delivery elevator.There is a garage on the building. There is a Skytop Club with outside pool with a health club that offers yoga classes at a minimum cost and trainers are availble. In the summer the Skytop Club offers luncheon with frequent activities are given for residents, guests, and special ones for the children. There is a weekly movie year round on the building showing the latest pictures with complementary sodas and popcorn. Plaza 400 is a fully self managed building with an administrator, clerical staff, a super and with a staff ready to assist the tenants immediately. The maintenance includes electricity, gas, and basic cable provided at a low cost for tenants. This is not an easy board but reasonable once the buyer is ready to submit the required package. A great neighborhood off Sutton Place which is considered once of the most desirable in the City of New York. It is close to fashionable stores on 57th street, Fifth Avenue and Madison Avenue, close to Bloomingdales, great restaurants, neighborhood shops, boutiques and access to buses going east to west and north to south.Walking distance to the subway. Easy access to river crossing to the airports.

Must have very good financials, 40% down Great location, Neighborhood, known as Beekman/Sutton, midtown East, near # 6 train, and decorating district, Bloomingdales, Food Emporium under the 59th St. Bridge, the best local restaurants, near FDR Drive, quiet street off 1st Ave."
"I live in this 580 aparment 40 story building. It has a new gym, an outdoor heated pool on the roof, a party room . Hallways are about to be redecorated soon. Board has set up difficult financial qualifications to buy in the building but if you meet them, they are quite reasonable to deal with. Sutton area. The closest subway is at 53rd and Third (E and V)or 59th and Lex ( 6 or N, R and W)"
