Comment About the Building

The Wellston was opened in 1928. The renowned architect Rosario Candella designed it. It is a landmarked building and does not allow for through-wall A/C units. The lobby is nice and very well maintained, but minimal. There is a 24-hour doorman. There are no amenities such as a roof-top deck or health club. The basement does provide for a bike room and about ten washers and dryers. There are storage bins that residents can rent, but there is a waiting list (and I think it lasts about five years to make the top of the list). However, with the closet space being so massive, people can get by without the extra storage. The building`s financials are in great shape -- so good there is no flip tax when buying or selling in the building. The retail shops in the building feature Crumbs, a popular coffee and dessert shop. And on the corner, which has been unoccupied since early 2006, there is a vintage wine store going in by the Spring 2007. The Board at The Wellston is very friendly and flexible, especially compared to tough co-op boards in the neighborhood. They require 25% down, but in the past has been very flexible regarding shareholders buying adjacent apts and combining them. They have also made it easy for residents to get approval on in-apartment renovations. I`ve seen an apartment where the shareholder was allowed to "loft" one half of the apartment. The building is situated in the heart of the Upper West Side on the corner of Amsterdam Avenue and 75th Street. Two avenues east is Central Park while two avenues west is Riverside Drive. Lincoln Center, the AMC and Lincoln Square movie theaters, and the new Time Warner Center are some of the many attractions to the area. Cesca, Citrus, Patsy`s, Nice Matin and Haru are notable restaurants; while Fairway, Citarella and Zabars are blocks away. For buyers searching for a prime location in the middle of the Upper West Side, The Wellston could not be more perfect.
