Overview of 1148 Fifth Avenue

1148 Fifth Avenue is a distinguished pre-war cooperative on the southeast corner of 96th Street, designed by J.E.R. Carpenter, one of Manhattan’s most celebrated architects of high-end residential buildings. Walter B. Chambers served as the associate architect. Erected in 1923 and converted to a co-op in 1991, this 13-story limestone-clad building features 70 apartments and bears a striking resemblance to its neighbor, 1150 Fifth Avenue, which Carpenter also designed. While not as grand as some of his other Fifth Avenue masterpieces, 1148 Fifth boasts elegant residences, many with spacious entrance halls and sweeping Central Park views.

Residents enjoy white-glove services, including a full-time doorman, concierge, state-of-the-art fitness center, and a secure bike room. Though the building lacks a garage or balconies, its extensive sidewalk landscaping and classic design create an inviting presence. The lobby is large and well-appointed, and the location at the eastbound exit of the 96th Street Central Park transverse ensures convenient access to the park while avoiding westbound traffic congestion.

Historically, the building originally housed 48 residences and 30 servants’ rooms. Notably, just two days after its plans were filed, the Board of Estimate imposed a 75-foot height restriction on upper Fifth Avenue. Developer Mary Jennings challenged the ruling, securing approval with Carpenter’s backing, and construction commenced ten months later. In 1950, rooftop maids' rooms were converted into penthouse apartments, and in 1994, the penthouse parapet wall was altered to introduce an iron railing, enhancing park views.

Located in the desirable Carnegie Hill neighborhood, the building sits along Fifth Avenue’s famed Museum Mile, offering proximity to renowned cultural institutions, fine schools, and sought-after dining, including Table d’Hote, Sistina, and Kappo Masa. Public transportation is easily accessible at 96th Street and Lexington Avenue, and Mount Sinai Hospital is just a few blocks north. A large children’s playground is situated within Central Park at 96th Street.
