For the first week of June, 2020, there were a total of 160 condo, condop, and co-op sales recorded in Manhattan with an average price $1.587 million and an aggregate total of $252M. For some perspective, the first week of June 2019 registered nearly three times as many closings with 357 sales totaling to $751M. While there were 30 sales of $2M or more recorded this past week, the figure is a far cry from the 107 +$2M sales recorded during the same period last year. However, we must note that there was an abnormal run-up in residential sales in spring 2019 prior to the state's increase of the Mansion Tax becoming effective.

The majority of the recorded sales last week came from closings that took place during the deepest depths of New York's COVID-19 crisis in April and May. The 58 condo sales came in at an average of $2.68 million or $1,655 per square foot, down from the 178 sales averaging 2.99M ($1,868/ft2) during the same 7-day period of 2019. Last week's 102 co-op sales averaged $958K, down from 172 sales averaging $1.25M, YoY. See the full list below.
