Modern 23 is an 8 story, 15 residence condominium at 350 West 23rd Street in Chelsea, completed in 2008. Designed by Daniel L. Goldner Architects, its asymmetrical glass façade is framed in dark masonry and broken up by projecting gray balconies, narrow orange strips and an enlarged top floor. The entrance sits between dark gray masonry and white stone, with a large orange window into the lobby. The project was developed by a company owned by Martin Hollander.
The residential plan centers on floor through homes with northern and southern exposures. Many pair floor-to-ceiling windows on the street and garden sides with long galleries separating great rooms from bedroom wings; gas fireplaces and private balconies or terraces recur. The garden duplex pairs its main living level with a lower level that has a second entrance and opens to a private rear garden.
The building has an attended lobby with a package room and virtual doorman service during off hours. Shared amenities include a landscaped rooftop terrace, individual storage rooms and bicycle storage. Apartments commonly have central air, individually controlled heating and in-unit laundry.
The High Line crosses 23rd Street to the west amid the West Chelsea gallery district, with Chelsea Waterside Park, Hudson River Park and Chelsea Piers closer to the waterfront. Screenwriter and filmmaker Paul Schrader has been a resident.
