Overview of 184 Clinton Avenue

184 Clinton Avenue is a Queen Anne mansion built in 1892 by architect Montrose Morris for American painter William Holbrook Beard. Located on Clinton Hill's historic Mansion Row, the building was featured in Brownstoner's "The Amazing Mansions of Brooklyn's Clinton Avenue" and stands as one of the few remaining Morris designed mansions on the block. Two others across the street, which belonged to Standard Oil executive Edward T. Bedford and Herbert Pratt, were demolished in the 1940s for the Clinton Hill Co-ops. The limestone façade features intricate carved detailing and the building retains its original elaborate turret and large front porch, a rare shared amenity.

This intimate co-op building contains just eight to nine units and is both pet friendly (with Board approval) and sublet friendly. The apartments feature preserved period details including parquet floors, crown moldings, and carved newel posts, combined with modern updates. Most units include in-unit washers and dryers, high end kitchen appliances such as Viking ranges and Sub-Zero refrigerators, and dishwashers. The one bedroom layouts typically offer additional flex space that can serve as a home office or walk in closet. Garden level apartments have private entrances and patios overlooking the shared backyard, while top floor units boast lofty ceilings, skylights, and open city views.

The building sits steps from the shops and restaurants of Myrtle Avenue and a short walk to Fort Greene Park and its popular Farmers Market. The Clinton Washington G train is two blocks away, with easy access to DeKalb Avenue, BAM, Barclays Center, and Atlantic Terminal. Nearby amenities include Trader Joe's at City Point, Whole Foods on Lafayette Avenue, and numerous local restaurants and cultural institutions including Greenlight Bookstore and The Center for Fiction.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
