Overview of 321 Clinton Avenue

321 Clinton Avenue is a historic mansion designed by Ebenezer L. Roberts in 1875, originally built for oil baron Charles Pratt on what was known as the Brooklyn Gold Coast. The building was sold to a friend of Pratt's in 1877 and remained a single-family residence until 1931, when it was purchased by the Woodward School. After the school relocated in the 1960s, the mansion sat abandoned through the 1970s and early 1980s before being converted to a co-op in 1987. The building features an impressive 50 foot frontage with a landscaped front garden and stately stoop leading to a marble floored lobby.

The 12 unit building plus two carriage houses retains significant period details throughout its apartments. Many units feature soaring ceilings ranging from 11 to over 12 feet, with duplex layouts being common. Wood burning fireplaces with original white Carrara marble mantles appear in multiple units, with some apartments boasting two fireplaces. Other recurring features include oversized mahogany windows, original hardwood floors, decorative moldings, and prewar details like embossed wallpaper and pier mirrors. Upper level spaces often have vaulted or peaked ceilings with exposed wood beams, skylights, and painted wood floors. Several units include private outdoor space such as terraces or garden access.

Building amenities include common storage, a part time porter, and free laundry for residents. The self managed co-op is pet friendly and maintains low monthly costs. Located in the Clinton Hill historic district, the building sits just steps from the G train, with the C train a few blocks away. DeKalb Avenue's restaurant row is around the corner, and Fort Greene Park is less than half a mile away.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
