89 Dekalb Avenue is a cutting-edge residential and academic tower located at the crossroads of Fort Greene and Downtown Brooklyn. Designed by Perkins Eastman, this all-electric building will offer 324 rental units, with 98 designated as middle-income housing. In addition, it will feature 55,000 square feet of academic and office space for Long Island University (LIU).
Sustainability is a key focus of the project, with green design elements like a fully electric power system, a smart glass façade, and electric vehicle charging stations. Residents will also have access to 15,000 square feet of premium amenities. The tower includes separate entrances and lobbies for LIU on three levels, seamlessly integrating academic and residential spaces.
This development is the second phase of a successful collaboration between RXR and LIU, following the nearby Willoughby residential tower, which debuted in 2021 with 476 units, academic facilities, an athletic field, and parking for 564 vehicles.
