Manage building95 Wall Street is a 22-story, 500-unit rental building with a fascinating transformation story. Originally designed in 1970 by Emery Roth & Sons as an office building that housed JP Morgan for many years, it was acquired by The Moinian Group in 2004 for $130 million and converted into luxury rental apartments. The conversion was handled by architect Avinash K. Malholtra, and the building is also known by its alternate addresses of 96 Front Street and 97 Water Street.
What sets this Financial District building apart is its distinctive interior design by Philippe Starck's Yoo design group, known as "Dwell on Wall by Yoo." Starck, famous for his work at the Royalton Hotel and 15 Broad Street, created flamboyant design flourishes throughout the building. The lobby features gold-plated furniture, large chandeliers, and decorative bulls and bears that pay homage to the building's Wall Street location. The design includes an over-scaled dollar coin pattern inlaid into the lobby floor, creating what one designer described as resembling "turn-of-the-century steel-tiled floors" found in old SoHo buildings.
The building's 500 apartments come in two distinct Yoo design styles: "classic" layouts on lower floors feature dark wood floors and Creme de Marfil countertops, while "nature" layouts on upper floors have light wood and Venatino marble countertops. All units include hardwood flooring, custom countertops, Jenn-Air appliances, wood-paneled Liebherr refrigerators, and notably, Swarovski crystal chandeliers in the kitchens. Bathrooms are marble-lined with vessel sinks and glass sconces. The building has attracted notable residents including Chace Crawford from "Gossip Girl."
Amenities include a 24-hour concierge and doorman, fitness center, outdoor basketball court, and a rooftop lounge with fireplace and complimentary breakfast area. The building's prime Financial District location puts residents within walking distance of Battery Park, the East River Bike Trail, and the Wall Street subway station, with easy access to the area's growing dining and retail scene including the nearby Whole Foods and Seaport district.
