National rent reports have predicted that a plateau is in sight after the chaos the rental market experienced in 2020, and recent CityRealty listings would appear to confirm that: As of this writing, the median Manhattan rent in all building types comes in at $3,045/month, flat when compared to the second week of February 2021. However, the inventory of publicly listed apartments declined by 800 apartments to 11,160 availabilities over the same time period.

Many have predicted that we will see both leasing activity and prices further pick up once spring arrives, more people are vaccinated, and the city starts to reopen further. Indeed, a recent report found that Manhattan saw its highest number of new leases in February 2021 since tracking started in 2008. However, rents remain lower than they were last year and are not expected to tick up overnight.
