The Board of Standards and Appeals held a hearing today on a proposed, attractive, new building at 341 Canal Street at Greene Street that will contain three floors of retail space and four-and-a-half floors of apartments.

The site, which is owned by Donald Fishoff, is now a vacant corner lot.

Richard Lobel of Sheldon Lobel P.C. said that Mr. Fishoff was seeking variances based on hardship caused in part by soil conditions and landmarks requirements relating to height.

Several speakers testified in opposition to the project on the grounds that its 35,000 square feet of retail space would further congest the site where it is difficult to walk on the sidewalk during the week-end days. Some of the speakers from neighboring properties also objected to the project because they might lose their lot-line windows.

The 6-story project will have 34 rental apartments.

Meenakshi Srinivasan, the board's chairperson, scheduled another hearing for January 24, 2006 for the project and asked the developer to provide more detailed information about the financial considerations of developing vacant lots in the area.

Gene Kaufman is the architect for the project.
