The 47-unit rental building at 215 East 81st Street is being converted into a 31-unit residential condominium building.
East 81st Street LLC of which Ben Suky is a principal is the sponsor of the conversion.
Global Arch is the architect for the project, which has been named The Duplex.
According to Joseph Pilewski of Global Arch, the building will have a two-tone stucco facade and its unusual fenestration reflects different internal levels.
He said the building will have a part-time doorman, a roof deck, some balconies and a laundry room.
Occupancy is anticipated for late next year.
The building is not far from Lenox Hill Hospital and the Lexington Avenue subway at 77th Street and there is good crosstown bus service on 79th Street.
