Delshah Capital has posted the first rendering of a 20-story rental tower planned at 22 Chapel Street in Downtown Brooklyn. Led by Michael Shah, the firm is co-developing the project with John Carson’s OTL Enterprises. The site lies directly east of the Cathedral Basilica of St. James and has frontages on Cathedral Place and the last bit of Flatbush Avenue Ext. which leading up to the Manhattan Bridge.
Building permits were filed in June 2016 but have yet to be fully approved. Submitted plans call for a 211-foot-tall tower with 180 units spread across 133,181 square feet of residential zoning area. OTL’s website notes the apartments are slated to be luxury rentals which will span floors three through 20. South-facing apartments will have views over McLaughlin Park and some upper-floor apartments will have views of Manhattan.

The floor schedule shows that amenities will include a bike room, 87 parking spaces, a lounge, party room, fitness center, children’s playroom, a swimming pool on the 15th floor, and a roof deck on the top floor. There will also be approximately 2,000 square feet of ground-floor retail and an unknown community facility will occupy some of the cellar, first and second floors.
Manhattan-based CetraRuddy is listed as the architects for the building. The rendering shows a monolithic one-story base with a loosely-scalloped façade, not unlike Gehry’s 8 Spruce Street in Manhattan. The building steps down to a 14-story wing that will be clad in glass.

Finishing construction nearby is the 215-unit rental the Jay Street Residences and a new academic building for New York Tech. Across Flatbush, the recently-finished hotel-rental building at 60 Duffield has one-bedroom rentals starting from $2,645/month and two-bedrooms starting from $3,640/month. Residents in the area benefit from a one-stop subway commute into lower Manhattan via the A and C lines at High Street or the F line at York Street.
