Greenpoint's evolution from an industrial to residential neighborhood shows no sign of slowing down, and the latest case in point may be found at 29 Clay Street. The site previously housed an ironworks facility, various factories, and a medical device manufacturer; and, after remediation work is complete, construction can begin on a 14-story, 35-unit residential tower. At an average size of over 1,000 square feet, condos are widely expected.
At one point, an avant-garde design by AB Architekten was planned for the site. But new project renderings by BTARCH+ show a Miami resort-style vibe between the light-colored facade, floor-to-ceiling windows, and generously sized outdoor terraces, some of which will be inset. Developer Investmates has a large and growing portfolio of northern Brooklyn boutique condos, including 217 Franklin Street and 153 Green Street elsewhere in Greenpoint and 661 Driggs Avenue and 95 Ainslie Street in Williamsburg.
Because 29 Clay Street's permits were approved before City of Yes for Housing Opportunity passed at the end of 2024, parking was required. As such, it will have 49 on-site parking spaces; the building will also offer bike storage. However, local public transportation options include the Greenpoint Avenue G train and the Greenpoint ferry terminal.
29 Clay Street will rise on a uniquely shaped site with much of its fronting on Clay Street, but a leg extending to Commercial Street. It will overlook the long-awaited, long-delayed Box Street Park and is located near the easternmost lots of the Greenpoint Landing mega-development. Additionally, a wing of recently opened rental 175 Dupont Street is located across Clay Street from the site.
Directly adjacent to the site, construction has topped out on the five-story development at 50 Commercial Street. This red brick building will feature a retail podium, 32 apartments (likely rentals), and 12 parking spaces.
Work on 29 Clay Street takes place at a time when Greenpoint condo sale prices are at near-record highs. Some of that can be attributed to large new developments like The Huron and The Calyer Greenpoint, but smaller boutique building with spacious, ultra-private apartments also command high prices.
