Earlier this month, a report cited in Crain's New York Business found that record-breaking rents are causing renters to look for outer-borough homes. It did not cite similar trends among buyers, but such a phenomenon would make sense. Lower prices in the further reaches of the outer boroughs allow homeowners to enter the market and get more bang for their buck. Moreover, an increase in hybrid work models means easy access to central business districts like Midtown and the Financial District is no longer a must-have. 567 Ocean Avenue would appear to be proof of that: Only a small handful of units remains on the market.
The remaining availabilities start at $399K for studios and $640K. Among the available units is #TH01, a duplex townhouse unit asking $950K and offering one bedroom, 1.5 baths, a front yard, and a skylit indoor garden. The sponsor is also offering free parking on this unit to further sweeten the deal, and studio buyers are eligible for 50% off parking. 567 Ocean Avenue is three blocks from the Church Avenue B/Q subway stop, but deeded parking in the building offers buyers one more way to get around.
In March 2017, developer New Empire Corp. purchased two vacant parcels along Ocean Avenue and 21st Street for $11.5 million. A rendering by Brooklyn-based architect SM Tam depicted a tasteful stone building with oversized windows, offering a welcome respite from the abandoned skeleton of a cancelled construction project. It it situated within close proximity to Prospect Park, Kings Theatre, and Flatbush Avenue dining and shopping.
