The Newport, Jersey City development company LeFrak Organization went in front of the Planning Board on Tuesday night to present their latest proposal: a modern residential building at 700 Washington Boulevard. 700 Washington will be the newest addition to the LeFrak 600-acre master planned Newport community (empire) which is growing at a fast pace. This is one of the last undeveloped parcels of waterfront in Newport and, given its location along the Hudson River and next to the Newport Green, one of its most desirable.

LeFrak’s last development, Ellipse, was completed in 2017. Ellipse is a 41-story rental apartment tower is located at 25 Park Lane South on a Hudson River pier.

700 Washington will be comprised of two towers, 24 and 12 stories respectively, with a five-story middle section that will bridge the two buildings. There will be a total of 338 residential units made up of 38 studios, 134 one-bedrooms, 129 two-bedrooms, 35 three-bedrooms and two 4+bedroom units. Some apartments will have private terraces. There will be a rooftop amenity space with over 3,000 square feet. There will also be more than 16,000 square feet of ground floor commercial space. Because this is a private, master planned community, there is no requirement for affordable housing.
The architect on record is the New York-based HLW International Architecture and Engineering, which is listed as the executive architect for Ellipse. 700 Washington will have insulated glass window walls, metal VTAC louvres and light gray stucco. Since no roads currently run to the site, the developer will create an extension of 18th street which will dead end at the Hudson River.

While the striking Ellipse is now fully leased, there are still opportunities to get into other amenity-rich buildings with beautiful views in LeFrak's thriving Newport community. Availabilities range from a studio for $2,125/month in The Roosevelt to a three-bedroom for $5,100/month in Aquablu with various layouts, buildings, and price ranges in between. An abundance of transportation options makes for an easy commute to Manhattan, but the surrounding community offers an excellent dining, shopping, entertainment, and outdoor scene very close to home.
