On the last full week of July 2025, the number of Manhattan residential sales recorded greatly increased week-over-week. The aggregate dollar amount dramatically spiked during this time, helped along by several uber-luxury sales in some of New York City's most in-demand buildings. Seven of the week's highest-priced sales were above $10 million, and three of these came in over $20 million.

As July 2025 wound down, two of the week's five highest-priced sales took place in the West Village. Penthouse E at 601 Washington Street had the week's top sale at $29,000,000, the asking price when it entered contract in April 2025. Public records show that the seller, cryptocurrency executive Kain Warwick, has taken a loss on it, having bought it from the sponsor for $30,650,000 in October 2021. He initially listed it for $36,500,000 in December 2024.

It would appear to be a time of great change for Mr. Roth: According to a recent profile in The New York Times, he has pulled back from producing and is pivoting to performance art. Indeed, the sale was recorded shortly after Mr. Roth's "narrative fashion performance" at the Louvre during Paris Haute Couture Week.

Additionally, Residence #409 at The Plaza closed for $18,900,000, just shy of the top five and the asking price when it entered contract in April 2025. The four-bedroom apartment with Central Park views is also known as the Frank Lloyd Wright Suite in honor of the acclaimed architect; he lived there while he was working on the Solomon R. Guggenheim Museum in the 1950s. The sellers once sought as much as $37,950,000 for it, and public records show that they paid $21,926,280 for it in April 2008.
The Plaza was not the only New York City icon to rank among the week's highest-priced sales. "Tower of power" 740 Park Avenue was home to the week's top co-op sale. Residence #6/7C's closing price of $14,990,000 was slightly less than the seller initially sought for it in May 2023, when it was listed for $15,950,000, but was still good enough for the seventh-highest of the week.

Also of note, a total of $10,300,000 across the first four sales at 720 West End Avenue was recorded. The project represents the transformation of the Emery Roth-designed Hotel Marcy into a 131-unit condominium, and the building is now available for immediate closings.
Around the time the sales were recorded, 720 West End Avenue unveiled two model residences furnished by Huniford Design Studio and Studio Panduro. Like all units in the building, they feature open layouts, continuous wide-plank white oak flooring, custom Boffi kitchens with appliances by Sub-Zero and Wolf, primary baths with radiant heated floors, and in-unit washers and dryers.

The apartments are open for immediate occupancy, and amenities are expected to be completed this summer. These include a fitness center with yoga and Pilates studios, a sports court, a children's playroom, a dining room with catering kitchen, a game lounge, a sports simulator/VR room, a library and coworking space, a music room, a maker's studio, and multiple landscaped terraces. Public availabilities in the building range from a one-bedroom for $1,005,000 to a four-bedroom with private terrace for $8,500,000.
In addition to 720 West End Avenue, other new development condominiums presented impressive sales numbers. A total of $21,285,000 across three sales was recorded at One High Line as Faena New York, the luxury hotel's outpost in the East Tower, is getting ready to open; it is now accepting reservations starting in late August. Residents of the condos on top, as well as owners in the all-residential West Tower, will enjoy access to the hotel's services, restaurants, and amenities. Current availabilities start at $2,495,000.
Further downtown, nine sales were recorded at The Greenwich by Rafael Vinoly, the most of any building last week. Other new developments with three or more sales recorded include Hendrix House in Kips Bay, The Perrie in Turtle Bay, Monogram New York in Midtown East, and 155W68 on the Upper West Side.
