After an extensive search and months of speculation, pharmaceutical powerhouse Pfizer is officially making the move to "The Spiral", a Tishman Speyer-developed, Bjarke Ingels-designed office tower in the heart of Hudson Yards. The New York Post broke the news of the 20-year, 800,000-square-foot lease early Tuesday morning. The company will take 15 stories and part of the lobby in the 65-story, 2.85-million-square-foot tower on the corner of Tenth Avenue and West 34th Street.
The Post also reports that Pfizer will sell its Midtown East headquarters at 219 and 235 East 42nd Street to Brooklyn-based investor David Werner for around $360 million. He is widely expected to bring in a development partner and take advantage of the neighborhood’s rezoning to tear down the old buildings in favor of a new, much larger tower. However, he will likely lease the space back to Pfizer until the company moves into The Spiral around 2022.

Bjarke Ingels Group dubbed its new skyscraper The Spiral for its upward, curling, tree-filled terraces on four sides. Its location next to the High Line inspired the architects to ring the offices with a seamless line of greenery spiraling up the building and “extending the High Line into the skyline,” as Ingels puts it. At over 1,000 feet tall, its impressive height will offer uninterrupted city and river views. Ingels’ website notes that the shape of the building “combines the efficient layout of the modern high-rise with the classic ziggurat silhouette of the pre-modern skyscraper.” In the building, terraces become double-height atriums that allow for greater interconnectivity and encourage interaction. The garage buildings formerly on-site have been demolished, and construction is expected to start in June.

Pfizer is the latest major tenant to set up headquarters in Hudson Yards, another testament to the lure of new commercial space and infrastructure. Luxury fashion line Coach has purchased 740,000 square feet in 10 Hudson Yards, as did cosmetics conglomerate L’Oreal leasing 402,000 square feet for their U.S. headquarters. Fitness leader Equinox will move its office headquarters to 35 Hudson Yards, where it will also have its first branded hotel and largest gym and spa to date. Other incoming Hudson Yards office tenants will include Time Warner, the National Hockey League, KKR, BlackRock, and Skadden Arps.
