Affordable Tower Near Yankee Stadium Tops Out, Launches Housing Lottery

Developer M. Melnik & Co. began construction on 810 River Avenue back in 2015. Now, the 100% affordable Bronx rental tower has topped out, and applications for the housing lottery are currently being accepted.

The tower, across the street from the former site of Yankee Stadium, will feature 133 units. Prices range from $538 per month for studios to $2,113 per month for three-bedrooms; the lottery is open to New Yorkers earning up to 40, 60, 90 and 130 percent of the area median income. New Yorkers who qualify for the housing lottery can apply for apartments until September 29, 2017. Fifty percent of the units will be reserved for Bronx Community Board 4 residents. The 17-story, mixed income tower is a first of its kind for the 161st Street neighborhood. After the creation of a new Yankees Stadium in 2009, the city approved a rezoning of the district that now allows for large-scale mixed-use development in the area and waterfront. With the 4, B and D trains at the 161st Street station just a block away, commuting to and from the area is convenient to Manhattan and other parts of the Bronx.

Designed by SCLE Architects, steel and plank make up 810 River Avenue’s exterior, and interiors will make use of high-performance windows, Energy star dishwashers, laundry rooms, and hardwood floors. Amenities will include a gym, media lounge, community room, outdoor space, and 67-space bike storage. Of the property’s 190,000 square feet, 26,00 will be used for commercial and community facility space, as well as a 61-space parking garage.
