In the three years since Nortco Development purchased and demolished the LaGree Baptist Church, the site at 11 Hancock Place has hardly sat quiet. Following the purchase of additional air rights, a new residential building rapidly took shape. Construction has recently topped out on the 12-story building, and a teaser site with new images has just launched.
The striking façade at 11 Hancock Place will be next to take shape. Alternating horizontal zinc- and rust-colored bands will highlight the cantilevered design by the prolific Issac | Stern. There will be oversized industrial-style windows throughout to bring a bit of downtown history uptown, and select residences will showcase exposed diagonal concrete beams in the building’s design.

The 71 studio through four-bedroom apartments will start on the third floor to make the most of Harlem views. All residents can look forward to incredible natural light and interiors by Lemay + Escobar. Nearly 50% of apartments will come with private outdoor space, and the building will offer two outdoor spaces with kitchens, seating and dining areas, private cabanas, and sweeping views of Harlem. Indoor amenities will include a residents’ lounge, pet spa, children’s playroom, fitness center with Peloton bikes, a package room, and storage.
As attractive as the building’s amenities are, perhaps its greatest asset is its prime Harlem location. It is pleasantly situated right between Morningside Park and St. Nicholas Park, and Riverside Park is a short walk west. World-renowned cultural institutions and restaurants like the Apollo Theater, Red Rooster, Sylvia’s, and The Studio Museum in Harlem are a short walk away. Moreover, the 30,000 square feet of retail space spread across three floors of the building will be ideal for big-box retail just an elevator ride away. When leaving the neighborhood can’t be avoided, the 125th Street subway stop is only a block and change from the building.
An offering plan filed with the New York Attorney General’s office lists at $91 million sellout. To that end, prices are estimated to range from under $600K to over $2 million. All prices will be confirmed when a sales office opens two blocks away at 2300 Frederick Douglass Boulevard later this spring.
