2021 is off to a strong start for New York real estate: From January 3-9, 223 Manhattan apartment sales were recorded to a whopping aggregate total of $469,273,437, the biggest week since March 2020. There was an overall median price of $1,116,000, and the 94 condo sales came to a median price of $2,112,500, or $1,646 per square foot. The 128 co-op sales came to a median price of $788,000.

The top sale of the past week took place at the Robert A.M. Stern-designed 70 Vestry Street, where a 12th-floor unit owned by Tom Brady and Gisele Bundchen sold for $36.8 million. The New York Post broke the news of the sale and noted that the power couple is not saying good-bye to New York - they will be keeping a smaller residence in the building despite building a dream Florida mansion.

From January 4-10, 27 Manhattan contracts were signed at $4 million and up at an aggregate total of $189,919,000. Olshan Realty's market report observes that the first full week of 2021 saw the largest total of signed luxury contracts since the first week of March 2020 (i.e., right before lockdown), when 27 contracts were also signed.

The top contract of the past week took place at 109 East 79th Street, a classically-inspired condominium on the rise just off Park Avenue. There are no more than two units per floor and a total of five penthouses. One of them has entered contract at an asking price of $32.5 million. Completion is estimated for 2022.

The second-highest contract could be found a few blocks north at 1010 Park Avenue, a new boutique condominium next to the landmarked Park Avenue Christian Church. A full-floor unit entered contract at an asking price of $15.9 million, and the buyer was identified as a New York family.
