BKSK's Limestone-Clad Tribeca Condo Moves Forward

A formerly nondescript Tribeca garage at 24 Leonard is being remade into a stack of contemporary condos designed by downtown’s hotshot architecture firm BKSK. The firm recently wrapped up construction on their terracotta-covered Nike store in SoHo and topped off the upcoming NoHo condo, 1 Great Jones Alley. Now working with developer, Charles Dunne, builder of the striking V33 condos nearby, the team will reuse some of the preexisting structure of the 4-story garage and integrate it into a 9-story, 7-unit condo tower.

According to The Real Deal, Dunne paid $25 million for the garage in 2012 and will invest $15 million to convert the property. The parcel is situated just outside of Tribeca's historic district on the southern side of cobble-stoned Leonard Street, near Varick Street and West Broadway where several new residential developments have finished nearby (including Herzog de Meuron’s 56 Leonard and the more modest in scale rental, 34 Leonard Street). Tribeca's condominium prices remain at record levels, posting their highest average closing price per square foot since they peaked this month at $2,416.

According to permits, 24 Leonard will offer just 7 units across 39,567 square feet, so large, family-sized units should be expected. While interior layouts have yet to be unveiled, exterior renderings show that BKSK specified a facade in the vein of their acclaimed 25 Bond Street in NoHo. The tired brick exterior of the former garage will be overhauled with limestone, and a slightly irregular rhythm of large, nearly floor-to-ceiling windows. Amenities will include an onsite automated parking garage, storage, a fitness center and a common rooftop terrace.
As of late November, the reinforcement work of the preexisting structure and foundations are nearly complete and the steel skeleton of the old garage building stands bare, three-stories high. ECD NY is handling the foundation work and WSP Cantor Seinuk are the structural engineers.
