HAP Investment Developers have had The Highbridge, a Washington Heights condo development at 446 West 167th Street, in the works since 2012. After facing a stop-work order and legal troubles, construction is finally progressing on the 8-story, 39-unit residential building. Sales launched in 2014 but occupancy is now slated for Winter 2017. According to the official site, studios started from $499K, one-bedrooms from $515K, and two-bedrooms from $625K. In addition to condo units, there will be a health care facility on the first two levels.
While HAP is known for teaming up with Karim Rashid on colorful buildings like 329 Pleasant Avenue, the developers chose Daniel Goldner Architects for this mixed-use project instead. The rendering depicts a modern structure with varying window sizes and a light and dark gray facade. Their approach is certainly more restrained than a Karim Rashid design (no pink balconies) but contemporary enough for the neighborhood. The building, geared towards first-time home buyers, stands close to Highbridge Park, NY Presbyterian Hospital/Columbia University Medical Center, and the A, C, & 1 subway stations.

Interiors will feature floor-to-ceiling windows, white oak floors, washers/dryers, and open kitchens with stainless steel appliances, quartz countertops, and Zebrano Essenza Crema tile backsplashes. Bathrooms will come complete with American Standard fixtures, subway tile, and Sant’Agostino Home floors. Every unit will also come with 30 square feet of private storage in the basement.
