Checking in on Ismael Leyva's Luxury Rental at 152 East 87th Street

The Upper East Side's 56-unit luxury rental project at 152 East 87th Street is now topped out at 210 feet and is receiving its glass facade. Gordon Haskett & Co. filed permits in 2015 to convert and expand the site's parking garage into a residential building and renderings by Ismael Leyva Architects were revealed later that year. Surprisingly, construction is moving steadily along even after DOB violations and stop work orders - including one currently placed on the property.
Permits have called for about 20,000 square feet of commercial space and a total of 135,040 square feet of residential space for the east and west towers, meaning each apartment should average an astounding 2,411 square feet. According to the architects, the building is designed to explore "townhouse-style living," as evidenced by its four distinct townhouse volumes facing 87th Street.

And although the site lost much of its parking, there will be a four-level garage that holds 150 cars. The building will also feature a rooftop and amenity terrace, a multi-level fitness center, a recreation room, a children's playroom, and residential and bike storage. Apartments begin on the fourth floor and duplexes as well as full-floor units will be located on the top levels.
The site is located just around the corner from the forthcoming 18-story condo at 151 East 86th Street, which is being developed by Ceruzzi Properties and Kuafu Properties.
