325 Lafayette Avenue will be an eight-story, 113-unit rental building that is now rising at the same site of a now-demolished Key Food in Clinton Hill. Slate Property Group filed permits back in July 2015 with the intention of having another grocery store at the base, but after neighborhood outrage, the developer has announced a lease negotiation to once again have Key Food occupy the space. The developers also recently received praise to hire local workers and minority-owned contractors for the project, a plan they are willing to commit to for all of their sites. This will surely benefit them in the long-run, as locals might be more open to projects from such developers.

Permits call for 78,094 square feet of residential space (average of 691 square feet per apartment), a sizable 16,195 square feet of commercial space, and finally, 309 square feet is reserved for a non-profit health facility. Apartments will occupy floors 2-8. The area will be relieved to know that 59 below grade parking spaces will be available for tenant use and more importantly, as an 80/20 building, 20 percent of the units will be affordable.

Building amenities will include residential storage, a bike room, a fitness center and an indoor and outdoor lounge on the second floor, and a roof deck. Aufgang Architects is serving as the architect of record.

325 Lafayette is located between Classon Avenue and St. James Place, close to Pratt Institute as well as a slew of popular bars and restaurants along Grand Avenue. Transportation for residents should be relatively painless as the G train Classon Avenue subway stop is located just down the block and the C train seven blocks further to the south.
