The stately boutique condominium at 253 East 7th Street in the Alphabet City section of the East Village is now selling its collection of new homes. Replacing the four-story, salmon-colored townhouse previously at the site is the new six-story gray brick building with metal-framed windows. The design by Issac | Stern Architects presents a modern take on the neighborhood's pre-war buildings.
It's situated between Avenues C and D just one block from the rejuvenated East River waterfront; Tompkins Square Park is a block and a half away in the other direction, and residents can enjoy easy access to the best dining and nightlife in both the East Village and the Lower East Side.

The new development has seven luxury residences in layouts ranging from 709 to 1,653 square feet. Current listings show a pair of one-bedrooms are available, each with around 710 square feet, including Unit 2A for $1.25 million and Unit 3A for $1.275 million. A two-bedroom, Unit 5, is listed for $2.795 million and has 1,653 square feet, two full bathrooms and one half. The buildings Townhouse Residence is a south-facing duplex spanning 1,632 square feet with two bedrooms, three bathrooms, a solarium and backyard. According to the Attorney General's office, the development anticipates a total sellout of $15.857 million.

Floor-to-ceiling windows fill all seven apartments, many of which are floor-through layouts, with incredible natural light. Kitchens come outfitted with a Bosch appliance package, quartz countertops and backsplash, wine fridge, and sleek cabinetry. Master baths feature Grohe fixtures, large shower stalls, Toto toilets, and custom double-sink vanities with quartz countertops. Amenities in this elevator building will include a bike room, shared roof deck with river views, and a cloud-based smart phone intercom system.
253 East 7th Street is on the same block as the well-known Flowerbox Building at 259 East 7th Street, a seven-story condominium built in 2007 with eight apartments. Two units listed for sale with a combined average of $1,499/ft2 are both in contract. Condominium listings for the neighborhood currently show median prices of $1.213 million for a one-bedroom, $2.55 million for a two-bedroom and $3.925 million for a three-bedroom.
