Construction has started on a new 34-unit, 7-story development at 61 West 104th Street in the area sometimes referred to as the "Upper Upper" West Side. Permits were filed back in 2015 by Harry Tawil of the Orbach Group. The building, which will contain just 22,510 square feet of residential space, will house rentals and from the looks of it, be managed by Orbach's subsidiary company CoSo Apartments. A recent site visit shows a lo-fi rendering posted on the construction site. Mihai Radu Architects were tasked with the design.

The new building is actually made up of three lots addressed at 59-63 West 104th Street. Earlier this year, demolition of the 10-unit, 4-story building was completed. Lot 59 was vacant.

Permits show the building will have have residential storage and a recreation center located on the cellar level. Construction on the rental project is expected to be completed on the really specific date of December 31st, 2018 - just in time for the new year?
