Corte Gets Glassed; Long Island City Condos with an Argentinian Touch from $900K

Between the two high-rise districts of Long Island City — the waterfront and Court Square — is Murray Park and a sea of human-slung blocks peppered with walk-ups, townhouses, and light-industrial uses. In recent years, the area encircling the park has seen a dramatic shift from commercial to residential with new developments such as The Industry, The Decker, Liv@Murray Park North, and One Murray Park replacing nondescript factory buildings and warehouses. Now, the area's largest residential offering, called Corte', has launched sales with 85 studio- to three-bedroom residences steps from the park and the Court Square train station.
According to a press release, Corte' extends 250 feet across its mid-block site at 21-30 44th Drive. The eight-floor building will offer buyers unobscured views of the Manhattan skyline coupled with an abundance of private outdoor space. Developed by South America-based Planet Partners in conjunction with CBSK Ironstate, the project channels Buenos Aires’ signature buildings through its independent, low scale design and spacious terraces.

The designers, a collaboration between Argentinian design firm Dieguez Fridman Arquitectos & Asociado and New York-based Beyer Blinder Belle, specified a contemporary facade composed of full-height Wicona-Italian glass windows wrapping a cascade of "jewel box-style" units. Throughout the street elevation, volumes will diagonally project from the building to enliven the building's long frontage.
“Corte’s South American design influence elevates and sets the building apart from other nearby residential developments,” said Scott Shnay on behalf of CBSK Ironstate. “We were determined to create a one-of-a-kind luxury living experience in Long Island City, without compromising New York City views and a close community feel."

New-to-market homes will feature floor-to-ceiling window walls, hardwood floors, gourmet kitchens with Miele appliances, and an in-unit washer/dryer. The boutique building will have a grandiose roster of amenities which includes a 24-hour concierge, a fully-equipped fitness center, a 250-foot-long roof deck with a bocce ball court and grilling areas, and a resident’s lounge, which opens to an outdoor courtyard. Also provided are resident storage, a children’s playroom, stroller parking, bike storage, a pet wash and for-sale parking. The building topped out construction earlier this summer and occupancy is slated for mid-2019.
According to an accepted offering plan, the sellout for Corte' has been upped by $1 million dollars to $137.288 million since June 2018. A flurry of listings has already entered contract, and prices now start at $900K for one-bedrooms, $1.315 million for two-bedrooms, and $1.975 million for a three-bedroom.
