While it may be overstating things to say that the market has come roaring back in 2024 following some quiet holiday weeks, Olshan Realty's luxury market report nevertheless recorded 17 Manhattan contracts priced $4 million and up from January 1-7, 2024, or close to double the 10 of last week. This is especially notable seeing as the New Year's Day holiday fell on a Monday and abbreviated the first business week of 2024.
The first business week of 2024 was a good one for developer Extell. Central Park Tower, the tallest residential building not just on Billionaires' Row but in the Western Hemisphere, led the charge with Residence #69E, which was asking $24,500,000. This three-bedroom, three and a half-bath home is situated about 700 feet up in the tower and enhanced by classic Central Park views from floor-to-ceiling windows.

It was trailed by Residence #40 at 50 West 66th Street, another Extell project, which had the second-highest contract with an asking price of $16,500,000. This unit has three bedrooms, three and a half baths, 2,816 interior square feet, and a private loggia with Central Park views. While not technically a supertall at 775 feet high, it is nevertheless the tallest building in its Upper West Side neighborhood by far and set to utterly transform/disrupt the local skyline not unlike the towers of Billionaires' Row. Closings are expected to commence later this year.

Also last week, the full-floor Soho loft of CFDA Award-winning fashion designer Phillip Lim entered contract with an asking price of $8,500,000 about two and a half months after he listed it, in the week's top co-op contract and fifth-highest overall. According to The Wall Street Journal, Mr. Lim bought the rear half of his unit for $2.285 million in 2007 to live in, and used the rest of the floor as a design space after buying it for $1.85 million in 2011. He later spent about $3 million to combine and renovate the spaces into one chic apartment with a chef's kitchen, library with custom bookshelves, and parlor with custom marble sculpture.

Mr. Lim is reportedly spending more of his time at his Long Island home, but hopes to find another renovation project in the city. He was willing to sell the furnishings at an additional price, but it is not known whether they were included in the sale or not.
