While the towers along Greenpoint's waterfront garner the most headlines, not be forgotten are the neighborhood's inland blocks teeming with bucolic walk-ups and mom and pop stores. At the northern end of the neighborhood at 1056 Manhattan Avenue, a new seven-story, mixed-used rental is coming to a site once largely occupied by J. Joseph & Sons. According to city records, the furniture and appliance business sold its three properties on the blockfront between Eagle and Freeman streets to Bruman Realty for $18.5 million in November 2015. In recent weeks, excavation has begun on the site.
According to building applications, Fischer Makooi Architect is the architect of record for the new building, which will have over 12,000 square feet of retail at grade level and 92 units, likely rentals, above. Select units will have private balconies, and amenities will include on-site parking, bike room, lounges, and roof deck. In addition to the offerings of Greenpoint Landing, residents will appreciate being so close to local favorites like Lobster Joint, Tommy’s Tavern, Barley, and Troost. For when leaving the area cannot be avoided, the Greenpoint Avenue subway stop is four and a half blocks away.
