Blondell Commons is a 228-unit mixed-income development planned for the Westchester Square neighborhood of the Bronx. The developer, HP MJM Housing Development Fund Company, Inc., recently filed an environmental assessment statement with the city to modify the area's zoning to allow for the 261,660-square-foot master plan. The City Planning Department has determined that no significant impacts are anticipated, meaning the project will continue moving through the city's environmental review process.

If all is approved, Blondell Commons will take shape in a light industrial area peppered with auto-body shops and vacant lots. There will be a total of 225 residential units atop new retail, community, and office space. The majority of the apartments would be deemed affordable to households earning 80% of the area median income.

The development would also include 225 attended accessory parking spaces. Demolition permits for a nearby wood frame house were filed last October.
